The agent walks the house with you, talks through what it's likely to sell for and why, explains how they'd prepare and market it, and answers your questions. You should leave with a clear plan and a price range backed by real sales, not a sales pitch. You don't have to sign anything that day.

- A walk-through. The agent sees every room, the yard, and anything you've updated or know needs work.
- Your goals. When you want to move, where you're going, and what matters most: price, timing, privacy, or ease.
- Pricing. Recent comparable sales and what's on the market now, and how your home compares.
- Preparation. What to fix, what to leave, and whether staging makes sense.

- A list of upgrades and when you did them (roof, windows, kitchen, HVAC).
