Short answer

A month on the market with no offers. Then we took out the sellers' furniture, staged the home, and it sold after one weekend of open houses. Same house, same neighborhood. What changed was what buyers saw when they walked in. Here are the actual before and after photos.

What happened

I told these sellers staging really mattered. They didn't want to do it. Their furniture was dated, and the house showed like it hadn't been touched in years. After a month on the market with no offers, I insisted: the furniture had to come out and the house had to be staged.

We did it. One weekend of open houses later, it sold. It looked like an updated, clean house instead of an old grandma's house.

Same piano, same fireplace, same arched window. The heavy drapes, dark walls, and busy furniture made the room feel smaller and older than it was. Lighter walls, simpler furniture, and a light rug let the windows and the ceiling do the work.

The big china cabinet and formal set made the room feel closed in. A simpler table, one large piece of art, a modern light fixture, and a few plants make it feel open and current.

What buyers noticed

  • The house looked updated, even though the bones were the same.
  • The rooms looked bigger. Less furniture and lighter colors make space easier to read.
  • The photos finally worked. Most buyers see a home online first. If the photos don't stop them scrolling, they never book a showing.

The lesson

Stage first. The first weeks on the market are when a home gets the most attention. These sellers lost a month before staging, and staging is what sold it. If we had staged from day one, that month would have been saved.
