Solo Agent or Real Estate Team: Who Actually Handles My Sale?

Short answer
Ask this question before you sign anything. With many teams, the person who wins your listing isn't the person who handles it. Your showings, your calls, and sometimes your negotiations go to a newer agent on the team. With a solo agent, the person you hire is the person who does the work. Neither model is automatically better, but you should know which one you're getting.
How teams usually work
A team is usually led by one well-known agent, with other agents and staff under them. The lead agent often handles the listing appointment and marketing. Day-to-day work can be spread out: a showing agent, a transaction coordinator, and sometimes a junior agent who's your main contact.
That can work well. It can also mean you explain your situation three times to three people, and the person negotiating your offer isn't the one with 20 years of experience.
How I work
I'm a solo agent on purpose. I'm the only licensed agent my clients deal with, from the first walk-through to closing. I have help with paperwork and admin, but you won't be handed to someone else to show your house, answer your questions, or negotiate your deal.
I'm also the only solo agent among Danville's top ten producers, and I've been the #1 agent at Keller Williams Danville two years running. I say that not to brag, but because people assume you need a team to do volume. You don't. You need to be organized, and you need to care.
Why it matters most in hard sales
If you're selling a luxury home, going through a divorce, or handling an estate, the details are sensitive and the stakes are high. You want the most experienced person in the room when it counts, and you want them to already know your situation when the offer comes in on a Sunday night.
Questions to ask any agent
- Who will be my main contact day to day?
- Who will show the house?
- Who will negotiate the offers?
- Who will handle inspections, appraisal, and escrow problems?
- If you're unavailable, who covers, and have I met them?
FAQ
Doesn't a team have more capacity?
It can. A solo agent who runs a tight business can have plenty. Ask how many listings they're handling right now.
Is one approach cheaper?
Not necessarily. Commissions are negotiable either way. Ask what's included.
